Tim Dublin - Principal

Tim’s background encompasses over 20 years of escalating leadership in financial analysis, accounting, policy development, staff supervision and rental property/HOA management.

From 2000 through 2008, Tim held management positions with SunCor Development Company, a public real estate entity based in Arizona.   Initially, as Project Analyst he was an instrumental member of the start-up team for Stoneridge, a 1,800 acre master planned golf course and residential community in Prescott Valley, Arizona. In 2004, Tim was promoted to Accounting Manager and transitioned into a role at the SunCor corporate offices in Tempe. He reduced overhead costs by consolidating many of the accounting functions performed remotely at project sites and integrating them into the corporate structure and staff.

Tim continued his involvement with SunCor by joining the Avimor project team in 2006, and spearheaded start-up efforts to plan and develop a community on 23,000 acres in the foothills north of Boise, Idaho. His responsibilities included capital and overhead budgeting, collaborative marketing plan creation and building relationships with local real estate brokerages.

In late 2008, Tim became directly immersed in HOA management at the Hidden Springs master planned community where he resided at the time. Initially installed as President of the first resident elected HOA Board of Directors, he was soon asked to assume an active and compensated management role as Interim Community Manager. In that position he reorganized the staffing model, overhauled the budgeting and cost reporting structure and eventually assisted in installing a professional association management company to facilitate the day-to-day operation of the community.   Subsequently, he performed an engagement for Advantage Idaho, a large Boise based HOA management provider. During his time with Advantage he managed the Two Rivers community in Eagle, Idaho. An upscale 350 unit residential community, amenities at Two Rivers include a pool and clubhouse, walking paths and complex landscape/aquatic maintenance requirements.

In July of 2010 Tim utilized his background in real estate development, accounting and HOA management to create Community Management Solutions. Within a year (and with little marketing other than “word of mouth” referrals) CMS was awarded contracts to oversee seven HOA’s in the Treasure Valley including The River District, Laguna Pointe and Grand Avenue Condominiums. In 2012, CMS expanded into the Sun Valley market by virtue of assuming full service management of the Bluff Condominium Association located within the Sun Valley Elkhorn Association. A 102 unit association with an annual operating budget of approximately $400,000, the Bluff is one of the largest condominium complexes in all of Sun Valley.

 

Early in 2013, a partnership with Tom Normand created GreatWest Property Management (GWPM), established initially with the intent of exclusively serving the needs of Treasure Valley residential rental property investor owners. With strong initial success, GWPM grew from “ground zero” to overseeing more than 100 properties with the first full year of operation and now has grown to nearly 2,000. As the GWPM partnership thrived, the consolidation of CMS into GWPM was a natural segue into continued growth for both business units.

As of January 2015, a full merger of the two companies was completed. GWPM continues to provide quality management for HOA’s (now including the prestigious Somerset Ridge subdivision in Boise’s north end foothills) and a growing rental property portfolio across the Treasure Valley.

Tom Normand, CMA - Principal

Tom’s background encompasses over 20 years of entrepreneurial leadership, financial consulting and investment within the real estate, construction, and technology industries. Tom has owned multiple investment properties and his real estate experience includes the involvement in more than $100 million in transactions.

Tom has extensive property management, construction and real estate brokerage operations experience. Tom’s areas of expertise include financial analysis and planning, accounting systems, business process improvement, project planning/execution, marketing, and organizational leadership. Tom is a very effective negotiator and has strong conflict resolution skills.

From 1998 to 2000, Tom was the President of technology start-up CGI Technologies (CGI). The company designed and programmed web-based point-of-sale and eCommerce solutions for medium to large corporations including national retailer Floral Supply Mart and publicly traded Caribbean Pacific Skincare. CGI’s Global Hosting division grew from zero customers to one of Central Florida’s largest in less than two years. Tom successfully exited the company when CGI was acquired by Exadev Internet Group in late 2000.

From 2000 to 2007, Tom was the Broker/Owner of Florida Realty International (FRI). With multiple offices in Florida and London, England, FRI specialized in international real estate investment sales, property management, business brokering and residential construction and development. As a hands-on owner and manager, Tom grew FRI into one of Florida’s premier property management companies and brokerages with clients throughout the United Kingdom, South America and the United States. Tom managed a multi-million dollar investment portfolio and was very active in real estate development.

From 2008 until its acquisition in 2010, Tom was the co-founder and CEO of enterprise software provider Pathway Systems. During Tom’s tenure as CEO, the company was transformed from a small start-up to a multinational provider of IT dependency and business process modeling and simulation software with Fortune 500 and government customers throughout the United States, Canada and the United Kingdom. Tom was elected to serve on the influential Editorial Advisory Board of the Disaster Recovery Journal in 2009 by his industry peers. Tom also had several articles published and has presented at national conferences on the subject of business process modeling and simulation.

In 2010, Tom utilized his unique real estate and financial analysis background to create GreatWest Realty in Boise. GreatWest Realty is a full service real estate brokerage with a specialization in investment properties, residential development and business opportunities in the Treasure Valley.

As the company continues to expand services, an increased focus on real estate purchases and sales (particularly for investment owners within the company’s portfolio) is a growing component of the GWPM business model.

Tom holds a BS in Economics from the University of Central Florida, a BBA in Accounting from Boise State University and is a Certified Management Accountant.

Tom is also a Licensed Real Estate Broker, an avid skier, world traveller and FAA licensed pilot.
